Sell In May And…

There has been a lot of activity in The Stoic Portfolio for the month of May and before I get too far behind I thought it a good idea to get caught up on my investing activity.  I’ve been fairly dormant this year in regards to investing in stocks due to the ongoing bull market of 2013.  Vodafone (VOD) is the only purchase until now. 

I purchased 125 shares of NLY earlier this month only to watch that purchase drop from 15.87 a share to 13.60 as of Friday.  It looks like the REIT sector is taking a hit at the moment though and with this purchase being in my Roth IRA with the intent of generating more income in the account I’m not overly concerned, plus the funds came from dividends I’ve been earning from NYCB.

Now for the real action, I’ve liquidated all but two of my stock holdings in the past couple of weeks!  I’ll cover the details in a later post, but here is the list of what was sold:

  • Half of my NYCB holdings (this needed to be done a long time ago as it was way too large for a single holding.
  • All of NPK
  • All of NSC
  • All of VOD
  • All of NJR
  • All of ADM

Thanks to the appreciation that has occurred this year I’ve made up for the losses that I took last year when I sold and made a little extra as well.

You may be asking why I am doing a second round of selling and the answer is for the same reason as last year, real estate.  I’ve been interested in real estate for years and although it didn’t work out for me last year this time is different (hopefully).  I made an offer on a foreclosure that was accepted and have a contract on a single family property at this moment!  This is an all cash deal and I will be getting an inspection done next week.  I’ll save details about what I hope to accomplish with this transaction unitl after I actually close on the deal.  If or when that happens the blog will take a turn towards the work I will be doing to rehab the house with the intent of selling sometime next year.

    • DM… Yes, I have been thinking about a real estate move for several years. Even when things didn’t work out the way I planned in the fall I continued to look at houses and increase my knowledge of what it would take to make an investment profitable. Honestly, if I didn’t have such back luck with real estate agents I would have probably made a move sooner. Once I actually close I will provide more details.

  2. That’s great that the markets have cooperated just in time for you to really capitalize on those gains and get it invested somewhere else. Best of luck with the house. I’ll be looking forward to the updates on that adventure.

    • PIP– I agree, I was fortunate to sell when I did. I’m happy with the gains I made. Several of the gains came from investments I had made in the past 6-8 months. If the market continues its run I may be singing a different tune. Overall I’m happy with the direction I’m moving…

  3. I’m sorry that you had bad luck with real estate agents! I did too and it was so incredibly frustrating. So many lessons learned the hard way. Wow, all cash! Congrats!!

    • Leigh, Don’t be too impressed. The amount of cash needed to purchase this house and rehab is nothing close to the amount you and FIFighter used to purchase your homes. Even so, I’m happy to be able to do it. Should make closing a much easier process.
